No gender preference. Couples are OK (add $100 to this room if so).
Cannabis outside is fine but no tobacco use, please. Moderate alcohol use is ok. Would consider a dog but not a cat (due to allergies). No guns on the property.
The property is a 3BR 1BA house and a detached one-room annex where Ms. J.B. sleeps and hangs out most of the time with her sweet 14 year-old dog.
Some storage space available under the house, but not much besides that.
To keep utilities costs down, in the winter this house’s temperature is set down to 62 at night and 68 in the daytime. In the summer we let it get up to 77. She prefers that you don’t use a space heater in your room, either, but it can be discussed if necessary.
This household is a little more sensitive to loud noises than most, including loud talkers and loud walkers (the subfloor can really boom throughout the whole house if folks are clomping along it). Quiet hours from 10pm to 10am, please.
Ms. J.B. is a working woman. She loves photography, playing guitar, and going to local concerts when she has time/money. She refuses to be her housemate’s “boss” OR their maid. Clean folks only.
Ms. E (mid-50’s) is home most of the time, often in her own room.
Mr. E is in his 30’s and spends most of his time not at work playing in the great outdoors with his puppy.
Overall, this a pleasant, convivial bunch of folks, but no one’s looking for a new best friend… just another “great neighbor down the hall.”
The house usually gets about two visitors per month. Your own courteous visitors are very welcome over to the apartment, with no advance notice strictly required. Your overnight/romantic visitors are welcome, too, but for the sake of security (not morality), please don’t bring over a string of different romantic visitors.
All housemates are COVID-vaxxed and boosted and will ask that you are, too. Please be masked when meeting the household, but once you move in no particular COVID precautions are necessary (just good sense!).

That the home is in the town of San Juan, outside of Nevada City
To pay $625/month including utilities, plus a security deposit of $600 for a total of $1,225 upon moving in
To sign a monthly rental agreement, but with the honest intention of renting the room for at least one year if everything works out
To not bring any other people or cats to live with us in the home.
That I will be sharing a bathroom with the homeowner and one of the other two renters.
That I don’t smoke tobacco, and will not smoke cannabis inside the home.
That the thermostat in winter is set to 68 degrees in the day and 62 degrees at night, and to 77 in the summer.
That I won’t bring multiple casual overnight/romantic visitors over to the home.
That I am COVID-vaxxed and boosted.
That I will meet a HomeShare American River teammate for a one-hour in-person interview at a place to be chosen by me and them.
That at the end of the interview, I will provide my Social Security Number (or ITIN) and drivers' license (or State ID) for my free background check.
That if Ms. J.B. (or any other HSAR Host client) wants to meet me, I will then be introduced to them in person by Justin.
That we will both be supported by HSAR for the life of the match to keep it safe, fair, valuable, and durable.”
We will then contact you as soon as possible (including evenings and weekends) to promptly schedule the interview.
Mrs. J.K.: $850/month incl. utilities, Sacramento

Mrs. J.K., the homeowner, smokes tobacco and cannabis outdoors. You may smoke outdoors as well if you like. But no other drugs, inside or outside. Light alcohol use is ok.

There is already a cat here. No other pets, sorry!

Occasional visitors are ok, but not more than two at a time, and no parties. Mrs. J.K. is a retired single senior lady who enjoys playing online games, gardening, watching TV, playing with her cat, exercising, and going for drives.
COVID-wise, she’s double-vaccinated and boosted and will ask to see proof that you are, too. But besides that, no COVID precautions are required (at this time).

A 175 sq. ft. furnished room with private bath in a 3BR, 2BA Rocklin home. Deposit equal to first month’s rent.
There is already a dog here (a 12 lb miniature poodle). No other pets, sorry!
Garage parking available. Washer/dryer in the home. Central heat and air.
Some space available to share in a 5’ x 8’ outdoor storage shed.
No gender preference.
No cannabis and tobacco use please. Moderate alcohol use is ok.
Your respectful visitors are welcome over to the house up to a few times per month.
Mrs. A.M., the homeowner, is a committed, practicing Christian senior woman. She is COVID-vaxxed and boosted and will ask to see proof that you are, too. She is looking for applicants whose cleanliness is above average. She enjoys reading, playing the piano, gardening, and cooking.
Per the HOA rules, your vehicle should not be rusty or severely damaged, and must be currently registered.

He shares custody of his very well-mannered 10 year-old grandson, who stays over Friday-Sunday.
Mr. M.W. also lives with his girlfriend, with whom he shares the other bathroom.
He is COVID-vaxxed and requires that you be also.
Your visitors and even overnight guests/partners are welcome (within reason).
Mr. M.W. is a middle-aged gentleman who works late shifts (11pm - 7am, Wednesday night - Sunday morning). He’s been renting out two rooms in the unit for a while. He’s relaxed, personable, and not controlling. He enjoys cooking and baking for others.

That I will not smoke on the property, including tobacco and cannabis. If I drink alcohol on the property, I will do so in moderation
