Here’s some info that you can’t put into a housing ad:

No gender preference.

Sorry, no pets. There’s already two small, quiet dogs here.

No tobacco indoors, no cannabis use at all, alcohol in moderation.

The primary resident is a mellow, but VERY clean, mature, working gentleman who barely ever drinks alcohol and doesn’t smoke.

Your occasional, respectful visitors will be welcome in the house, but let’s ease into that.

Mr. P is fully vaccinated and boosted against COVID-19 and asks that any new housemates (and their visitors) are as well. He can’t afford to be out sick from work! But he doesn’t ask for any COVID precautions like masking indoors (unless you’re sick, of course).

$645/month + utilities, Roseville (female preferred) (optional two-week rent-free trial match), (pics also linked here)

[Also click this green text to see the must-read "extra" info that's NOT in the Craigslist ad.]

Available now: $645/month plus wi-fi and utilities (which ranged from $75-$115 in the last year) for a ~130 sq ft unfurnished room (with ~10sqft closet) at the Siena Apartments in Roseville. Private bathroom, washer/dryer in the unit. $500 damage deposit also required. Includes access to pool, gym, and an on-site laundromat.

Here's some more info that you can’t put into a housing ad:

  • Females only, please.

  • You must make LESS than $49,000/year to income-qualify for this room.

  • Your dog is welcome if it gets along with her small 12lb dog, but no cats, please.

  • Please commit to making time once a week to briefly check in with each other about any little things that come up, easily and with compassion.

  • No drug use (by you or your visitors) besides light to moderate cannabis use, and smoke/vape outdoors only. Alcohol in moderation.

  • She’s COVID-vaxxed and boosted and will ask to see proof that you are, too. You’re welcome to have visitors over once or twice a week, but they’ll need to be masked when in common areas of the apartment (but not in your room with the door closed).

  • Ms. B is friendly, understanding and kind. She lives with disabilities that leave her homebound and unable to work. She hangs out on the living room couch most days and evenings, reading, writing, and hanging out with her dog. You’re of course welcome to hang out in the living room with her. And if you’d like to use it for you and your visitors on occasion, she’ll also be glad to give you all some space there.

  • Her caregivers are at the home 6 days/week for 2-4 hours/day to help Ms. B with housework and appointments. Usually they come in the afternoon, but their exact hours are unpredictable. When they prepare meals, they take over most of the kitchen for up to 3 hours at a time. However, the microwave will always be available, so sharing the kitchen has never come up as an issue.

  • Ms. B has sleep issues and is sometimes awake and moving around at night. She tries to do so as quietly as possible, but very light sleepers may be disturbed.

  • The management only accepts the rent if she and you both pay by check delivered in the same envelope. Therefore, she’ll need your rent check (post-dated to the 1st of the next month) well ahead of time.

  • The apartment management requires three months’ of income verification, a separate application from HSAR’s, and a $40 application fee. (HSAR will fill out the management’s application for you based on the info you provide us).

  • In order to make sure that this is a good fit for her AND you, Ms. B is very open to a “trial period” where you visit her rent-free for a limited time, with the understanding that either she or you could end the trial with only a day or two's notice.

If you and she take this option in the month of June, know that there will be one day in

June when your room will need to be entirely emptied for your carpet to be

replaced/deep-cleaned.

UPDATED: $650/month incl. utilities, Granite Bay (female preferred)

Mature females only, but no children please. The owner-occupier and her other renter (with whom you’d be sharing the house) don’t drink, smoke, or use cannabis. However, applicants who drink in moderation and/or smoke tobacco/cannabis outdoors are welcome.

There’s one medium-sized dog at the home who’s very sweet with people but unfriendly with other animals… so no other dogs or cats, sorry.

Mrs. G is a senior female working in the nonprofit sector who has lived with early onset Parkinson’s disease for over 30 years. She loves reading and taking her dog to the park.

Your occasional respectful visitors are welcome in the house up to a few times per week. Mrs. G also places high value on a clean, uncluttered home.

Mrs. G is fully vaccinated and boosted against COVID-19 and asks that any new housemates (and their visitors) are as well. She is asking for no other COVID precautions.

Females only, please. The owner-occupier doesn't drink, smoke, or use cannabis (except CBD). However, applicants who drink in moderation and/or use cannabis outdoors are welcome. No tobacco use, though.

There’s one small, older, very quiet dog at the home. I would consider a compatible dog or cat of yours, but your dog’s nails would need to stay trimmed back enough to not scratch the hardwood floors.

Your occasional respectful visitors are welcome in the house.

Ms. M is a retired professional. Growing up in a big family (many of whom are still local and whom she sees regularly), she is very comfortable sharing her home with another person. She enjoys gardening, water aerobics, and yoga. She has a house cleaner come once per month, whom she can also have clean your bedroom and bathroom, too, if you wish.
